A: Let's consider the ratio of buyer contacts to one purchase proposal.  According to the National Association of Realtors they are --only 1 buyer contact in 144 -- will result in finding the right buyer  for the home.  In good markets this activity happens in less than 30 days. Today multiples of  months. Why is this true?

Let's pretend a buyer calls you and during the course of your conversation asks..."does your home have white cabinets and is it within a reasonable walking distance to school?" If your home does not, you may have wasted 10-15 minutes on the phone. And worse one additional hour  or more if the same question was initially asked at the showing. 

Assume that you are responsible for selling this home and handled all 144 phone calls - 2160 minutes or  36 hours on the phone wasted. Add  44 hours or  more showing the home to 40 or more strangers. That totals 80 hours of wasted time.  

What if there was a way to cut out the waste? A method to put your home at the top of the right buyers search list. What if the majority of buyers could find out in advance  what he needs to know  prior to the first phone call?  Then the remaining calls should be on target. And market times reduced.
